The Data Center Operations Handbook

Running, Leasing and Scaling Colocation and Hyperscale Facilities: Uptime, Power, Cooling, Contracts and the Economics of a Live Data Center.

These are the companion files of the book. One workbook rebuilds Varden Point, the fictional 36 MW campus the book follows from the day its builder leaves: a retail colocation building, a wholesale building in suites and a building leased to a hyperscale tenant, month by month for three years. It computes capacity, PUE, rent, energy billed and bought, the operating budget, the loan and every figure the book prints. A second file holds the operating checklists and templates of Appendix B in editable form. No sign-up, no email is asked for, nothing is locked. Amounts are in US dollars; blue type is an input, black type is a formula.

The archive holds the workbook, the checklists and 00_START_HERE.md. No macros, no circular references, no external links. The workbook recalculates in Excel, LibreOffice or Google Sheets.

The files

Three numbers to reproduce first

The empty hallsConditioning all four retail halls from day one would have taken the month-1 PUE of Building A from 1.45 to 2.09 and cost $0.35 million of energy margin in year 1
The last suiteBuilding B has 1,500 kW unsold on paper, but no pair of UPS blocks can take a standard suite: it sells as 1,200 kW, and 300 kW stay stranded
The loanThe DSCR moves from 0.62x in year 1, carried by an interest reserve, to 1.56x in year 3, when recurring revenue could fall 15.7 percent before lock-up

The files are provided as they are, without warranty of any kind. The model is illustrative: Varden Point, its owner, operator, customers, tenant and lender are fictional, and the figures are the book's assumptions, not market statistics. Nothing here is engineering, legal, tax, accounting or investment advice.
